Clayyard is a brand name used by ARN Estates, the legal entity that owns and operates this website. ARN Estates is a real estate agent registered with the Jammu and Kashmir Real Estate Regulatory Authority (registration RERA-JK-AGENT-124-2025) and is responsible for the personal information collected here. In this policy, “Clayyard”, “we” and “us” mean ARN Estates.
This page explains what personal information we collect, why, who we share it with, how long we keep it, and how you can see, correct or delete it.
What we collect
- Buyers and renters: your name, email, mobile number, password (stored only in scrambled, one-way form), what you're looking for, saved listings, and any callback requests you send.
- Property agents: your name, agency, email, mobile number, office address, years of experience, district, RERA registration number and certificate (if you have them), one ID proof (see below), your PAN and bank account details (see below), and the listings and photos you add.
- Anyone: messages sent through the Contact page, and your email if you ask to be told when new guides are ready.
Why we use it
- To run your account and let you log in, including emailing you one-time codes.
- To pass your callback request to the agent for that listing, so they can contact you.
- To check that agents are genuine, and whether they are RERA-registered, to protect buyers from fraud.
- To answer your messages and keep the site safe from misuse.
We don't sell your information, and we don't use it for advertising.
Agent ID proof and Aadhaar
- Agents choose one ID proof: PAN or Aadhaar. Aadhaar is optional; PAN works just as well.
- If you choose Aadhaar, we ask only for the last 4 digits, and only after you tick a consent box. We never ask for, receive or store your full Aadhaar number, and it's always shown masked (XXXX XXXX 1234), even to our team.
- We use these details only to verify your identity as an agent. They are never shown on your listings.
- You can withdraw your Aadhaar consent at any time from your agent dashboard by switching to your PAN. The Aadhaar digits are then deleted straight away.
Agent PAN and bank details
- Agents give us their PAN (with the name and date of birth on it) and the bank account they want to be paid into. We use them to confirm who you are, to pay your share of fees, and for tax deducted at source (TDS) where the law requires it.
- We verify your PAN on the Income Tax Department's “Verify Your PAN” service. You prove your bank account is yours by paying ₹1 from it to ARN Estates (by UPI, bank transfer, or debit card or net banking through Razorpay), and we match the payer details on our statement. We may also send ₹1 to your account to check the name your bank holds. Your account can't be approved until these are verified.
- Your bank account number is stored encrypted and is shown masked (XXXX XXXX 1234). Our team sees the full number only when making a payment, and every time they do is recorded.
- If you change your bank details, we email you straight away and check them again before paying anything.
- These details are never shown on your listings or to buyers.
Who we share it with
- Agents see the name, phone number and message from callback requests on their own listings.
- Service providers who run the site for us and may only use data to do so: Vercel (hosting and file storage), Neon (database), Resend (sending emails) and Razorpay (taking agents' online payments; your card or bank details go to Razorpay only, and we never see or store them).
- Government authorities, only where the law requires it.
How long we keep it
We keep your information while your account is open. When you ask us to close your account, we delete your personal information within 30 days, except anything the law requires us to keep for longer.
How we protect it
Information travels over encrypted connections (HTTPS), passwords are stored only in scrambled form, and ID details are visible only to the Clayyard team.
Your rights
You can ask us to:
- tell you what information we hold about you;
- correct or update it;
- delete it and close your account;
- withdraw any consent you gave (this doesn't affect anything done before you withdrew it).
You can also nominate someone to act for you if you die or become unable to act.
