This website is run by ARN Estates, Palli Morh, Tehsil Bishnah, District Jammu, J&K 181132 (“Clayyard”, “we”, “us”). Clayyard is a brand name of ARN Estates. ARN Estates is a real estate agent registered with the J&K Real Estate Regulatory Authority (registration RERA-JK-AGENT-124-2025). By using this website you agree to these terms.

What Clayyard does

Clayyard lists properties for sale and rent in Jammu & Kashmir, Ladakh, Himachal Pradesh, Punjab, Chandigarh and Haryana, shown by property agents we have checked. Buyers and renters can search for free and ask an agent to call them back. We are not the owner or seller of the properties listed unless we say so.

For buyers and renters

• Searching, saving listings and asking for a callback are free.
• Listings are written by agents. We check agents, but we can't guarantee every detail of every listing. Always visit the property and check the documents (title, land records, RERA registration where it applies) with your own lawyer before paying anything. Our guides explain what to check.
• Any agreement to buy or rent is between you and the seller or landlord.

For property agents

• Agents register online and are checked by our team before their listings go live: their ID, and for verified agents their RERA registration. Only RERA-registered agents may list properties in RERA projects.
• Listings must be true, current and for properties the agent is allowed to market.
• We may pause or remove listings, or close an account, if information is false, a listing breaks the law or these terms, or buyers complain and the agent doesn't respond.

Membership fees for agents

• RERA-verified agents: ₹10,000 a year. Registered agents without RERA registration: ₹2,000 a year.
• The first year starts when our team approves the agent's account. Each payment covers one year. Paying early adds a full year to the current renewal date.
• Fees can be paid online through our payment partner Razorpay (UPI, debit or credit card, net banking), or directly to ARN Estates. A receipt is emailed after each payment and is always available on the agent's Membership page.
• If a fee is unpaid 15 days after its due date, the agent's listings are hidden from buyers until it is paid. Nothing is deleted.
• Membership is a digital service and starts as soon as the payment is confirmed; there is nothing to ship or deliver. Refunds are covered in our refund and cancellation policy.

Your account

Keep your password private and tell us straight away if you think someone else has used your account. How we handle personal information is explained in our privacy policy.

Responsibility

We work to keep the website accurate and available, but it is provided as it is. As far as the law allows, we are not responsible for losses from relying on a listing without checking it, or from deals made between buyers, sellers, landlords and agents.

Law and disputes

These terms are governed by the laws of India. Any dispute will be handled by the courts at Jammu, Jammu and Kashmir.
