Checking an agent's RERA registration

How RERA works in Jammu & Kashmir, Ladakh, Himachal Pradesh, Punjab, Chandigarh and Haryana, and how to confirm an agent is registered. Updated 3 October 2026.

This guide is general information to help you prepare. It is not legal advice. Rules and websites change, so always confirm on the official RERA website, or with a lawyer, before you pay anything.

What RERA means for agents: the 4 facts that matter

  1. Agents selling in RERA projects must be registered. RERA is the Real Estate (Regulation and Development) Act, 2016. An agent who helps sell or buy a plot, flat or building in a RERA-registered project must first register with that state's RERA authority. 1,2
  2. Registration is state by state. An agent gets one registration number for each state or union territory they work in. A Punjab registration doesn't cover Himachal Pradesh, and the other way round. 2,3
  3. The number must be on every sale. A registered agent has to quote their registration number in every sale they help with, and in their adverts. If an agent won't give you the number, treat that as a warning. 1,3
  4. Registration expires. It is given for a fixed period (usually 5 years) and must then be renewed. Registrations can also be revoked. So check the dates and status, not just the name. 4

An agent who works in a RERA project without registering can be fined up to ₹10,000 for every day it continues, up to 5% of the property's price. 1

What about resale homes, plots and rentals?

The registration rule is written for sales in RERA-registered projects. An agent who only handles resale homes, individual plots or rentals outside such projects may not need RERA registration. 2 Such agents can be perfectly honest. But you then can't check them on a RERA website, so check their ID, office and past deals yourself, and always check the property's papers with your own lawyer. How to check an agent, step by step

  1. Ask for the RERA registration number and certificate. Write the number down exactly, and note the name and firm on the certificate.
  2. Open the official RERA website for the state where the property is (links below). Use only the government website, not a copy someone sends you.
  3. Find the agent in the list of registered agents, by name or by number.
  4. Check that it all matches: the same name or firm, the same registration number, and a status that is current (not expired, revoked or withdrawn).
  5. For a flat or plot in a project, check the project too. A registered agent may not sell in a project that isn't registered. Look up the project on the same website and check its registration number and details. 1,3
  6. Pay the seller or builder by bank transfer or cheque, not cash to the agent, and keep the receipts.

If something doesn't match, ask the agent to explain before you go further, and don't pay any token money until it's cleared up.
